OVERALL FUNCTION:

Reporting to the Director of Retail Operations, the Senior Manager of Facilities manages the daily activities of the facilities department, including the oversight of capital improvements, equipment maintenance, building maintenance and janitorial service in all Peet's stores as well as the retail facilities partners. This role is responsible for the development of cost-efficient strategies to meet Peet's maintenance needs, executes the capital budget implementation, and monitors all relevant billings for accuracy, fair and competitive pricing, and compliance with contract terms. Together with the retail facilities partners, the sr. manager of facilities also serves as a contact between stores and service vendors by responding to Facilities Service Center related calls. This is a full-time, exempt position.

ESSENTIAL RESPONSIBILITIES:

• Function as a point of contact with the appropriate landlord�s representative on escalated store facilities related issues.
• Supervise the retail facilities department to maintain equipment and facilities in stores for regular equipment maintenance, upgrades, and possible remodels.
• Execute the retail capital process once approved.
• Coordinate and conduct store facilities audits that identify repair and maintenance, janitorial, or capital project needs. Coordinate work and/or solutions with appropriate individual/department.
• Function as a Facilities Service Center contact between stores and service vendors, communicating in a timely and courteous manner (including after hours and on weekends and through use of a cellular telephone). Oversee and coordinate retail facilities services including repair, maintenance and capital improvements.
• Ensure the Facilities Service Center database system is updated as needed.
• Review and initiate all maintenance contracts, seeking legal advice as needed.
• Identify maintenance resources for all new regions.
• Supervise building maintenance and other capital work by Peet's contractors to ensure timeliness, prioritization, cost-efficiency, and quality of work.
• Engage, supervise, evaluate and provide consistent feedback to professional service providers, contractors and employees to ensure timely performance of agreed upon duties.
• Participates, creates, and delivers communication on both tactical and strategic facility maintenance solutions to diverse audiences (Examples: Retail Leadership, Suppliers, & Technical Experts).
• Remain abreast of all federal, state and local laws and ordinances pertaining to facilities, but not limited to fire, health and safety, handicap access, utilities, etc.
• Perform other duties as assigned by the director of retail operations.

QUALIFICATIONS:

• Bachelor�s Degree in business related field or equivalent experience
• 3-5 years experience managing facilities maintenance in a retail or restaurant multi-unit environment.
• Experience managing expense and capital budgets.
• Excellent computer skills, with an emphasis on the use of spreadsheets.
• Basic understanding of maintenance and construction related technical issues (e.g. mechanical, electrical).
• Demonstrated ability to follow up aggressively and respectfully with all parties to complete a project and consistently focus on solutions.
• Working knowledge of facilities related IT systems.
• Excellent written and verbal communications skills to present technical and conceptual ideas to a variety of audiences to establish understanding and acceptance.
• Proven ability to manage, develop and mentor direct reports
