My client is a seeking a motivated and enthusiastic Apartment Manager for 100+ units in the Santa Cruz area. The units are a mix of apartments, duplexes and 4-plexes with little overturn in tenancy. You will be the sole manager in the office so you must be able to work independently and be comfortable wearing multiple hats.

The Manager's duties and responsibilities include but are not limited to:

• Show units and process rental applications

• Complete move-in/move-out paperwork and apartment inspections

• Collect rents and account for monies collected

• Answer telephones and handle office interactions in a friendly, courteous and sincere manner

• Promote positive resident relations

• Maintain vendor relations and submit vendor proposals as necessary

• Preparation of tenant notices and yearly rent increases

• Issue work orders

• Dispatch in-house maintenance or schedule vendors

Qualifications

• Must be a California Certified Residential Manager (CCRM)

• Previous property management experience with a minimum of four years' experience managing units on your own

• Excellent communication skills both written and verbal

• A can do and customer service attitude, whether you are working with tenants, vendors or staff

• Advanced computer skills including MS Office and Yardi Genesis

• Strong customer service and project management

• Be organized and able to handle multiple tasks

• Professional demeanor, can-do attitude and willingness to problem solve

[JIMSJOBS] Online Marketing Manager, San Francisco Bay Area

 

The Online Marketing Manager is responsible for the strategy, execution and evaluation of all online advertising channels (paid search, display, search engine marketing (SEM) and affiliate) to drive prospective student inquiries in support of enrollment goals. This role will manage an interactive marketing agency, which is responsible for online advertising placements and supports other online marketing initiatives.  This position is also responsible for identifying and supporting implementation of marketing requirements within the Salesforce CRM database, and providing data analytics for marketing performance measurement.  A key objective of the role is to support the development and implementation of innovations that will deliver growth to the university.

Primary Responsibilities:

 

  • Manage all online marketing programs to ensure growth goals are met in each channel.
  • Oversee all online advertising contracts and on-boarding of any new partners.
  • Manage relationships with and performance from all affiliate vendors to ensure that all partners are fulfilling their requirements and delivering quality leads that contribute to enrollment goals.
  • Lead weekly calls and monthly reporting calls with interactive agency and each affiliate marketing partner to track and manage program performance, and prioritize activities as needed.
  • Manage and optimize the online advertising budget across all online channels, troubleshoot issues, and ensure vendor invoices are accurate and are paid in a timely manner.
  • Oversee regular performance reporting to enable business decisions based on optimizing results.
  • Monitor lead flow into CRM database, maintaining channel/source data, and provide CRM data analytics.
  • Identify and evaluate online marketing innovations that will support the ongoing growth of prospective student demand.
  • Attend relevant industry events and training to stay informed and keep skills current with the latest online marketing innovations and technologies.
  • Attend inter-departmental meetings for cross-channel learning about the online experience for the community.
  • Manage and administer event calendar database/system.
  • Perform other responsibilities associated with this position as needed.

 

Qualifications:

 

  • Bachelor’s degree in marketing, digital/internet marketing, business administration or related field from a regionally accredited institution.
  • Minimum 5 years of experience in online marketing (e.g., display advertising, SEM, affiliate marketing, etc.) with increasing responsibility, preferably in higher ed, a nonprofit organization, advertising/brand agency, or service industry.
  • Minimum 2 years of experience managing and optimizing complex online media buys, managing development of landing pages, and managing an interactive agency.

The Direct Marketing Manager is responsible for developing, managing, and executing automated, data-driven, and segmented email marketing communications, direct mail campaigns, social media marketing (e.g., LinkedIn, Twitter, Facebook, and Youtube), and the client’s referral program.

Primary Responsibilities:

 

 

  • Utilize Silverpop’s Engage platform to develop email communication flows for cultivation of various audience segments, including prospective students, current students, alumni, donors, etc.
  • Develop, write and deploy behavior- and event-triggered email communications that utilize dynamic content tied to Salesforce CRM and RaiserEdge data.
  • Work with graphic designer to design and produce email templates and direct mail pieces. 
  • Analyze email open rates, click-through rates, and other performance metrics.  Perform A/B testing of templates, subject lines, content, and other email components to identify improvements and optimize results.
  • Identify and rent third party, qualified email lists for lead generation.  Develop and deploy customized, ad hoc email communications and track performance.
  • Manage and maintain email suppression lists.


    • Collaborate across departments to develop and maintain editorial calendar for social media posts.
    • Write and publish tailored content and messages through social media channels on a regular basis based on editorial calendar.
    • Develop and analyze social media performance reports and implement posting strategies that increase engagement rates.


      • Publish and maintain selected social media posts to website on a regular basis.
      • Assist staff with planning, creating and executing direct mail campaigns in support of enrollment and fundraising goals.







 

 

Qualifications:

 

 

  • Bachelor’s degree in marketing, communications, English, business administration or related field from a regionally accredited institution.
