[KITlist] On-Site Residential Property Manager (Capitola, CA)

My client is a seeking a motivated and enthusiastic Apartment Manager for 100+ units in the Santa Cruz area. The units are a mix of apartments, duplexes and 4-plexes with little overturn in tenancy. You will be the sole manager in the office so you must be able to work independently and be comfortable wearing multiple hats.

The Manager's duties and responsibilities include but are not limited to:

• Show units and process rental applications

• Complete move-in/move-out paperwork and apartment inspections

• Collect rents and account for monies collected

• Answer telephones and handle office interactions in a friendly, courteous and sincere manner

• Promote positive resident relations

• Maintain vendor relations and submit vendor proposals as necessary

• Preparation of tenant notices and yearly rent increases

• Issue work orders

• Dispatch in-house maintenance or schedule vendors

Qualifications

• Must be a California Certified Residential Manager (CCRM)

• Previous property management experience with a minimum of four years' experience managing units on your own

• Excellent communication skills both written and verbal

• A can do and customer service attitude, whether you are working with tenants, vendors or staff

• Advanced computer skills including MS Office and Yardi Genesis

• Strong customer service and project management

• Be organized and able to handle multiple tasks

• Professional demeanor, can-do attitude and willingness to problem solve

Compensation: Full- time position with benefits and on-site unit in the Capitola area
